The bfi lease audit process is structured to ensure that all the information pertinent to your lease is collected and thoroughly reviewed for compliance with the exact terms and conditions stipulated within the lease agreement. The typical lease audit is conducted in the following manner.
Preliminary Lease Review
bfi will work with you to gather all the necessary information and documentation that will be needed to complete the audit of your lease. Contact information for each location will be developed and a timeline for completion will be established.
We will analyze the lease documents for errors and irregularities and prepare a preliminary report of our findings. If it appears that a recovery is possible, an appropriate course of action will be developed for verification of our findings with your landlord or property manager.
Field Audit
With your prior written permission, we will contact your landlord to begin the process of validating our claims for overcharges and irregularities. This can be accomplished by a review of additional written documentation supplied by the landlord as well as meeting with the landlord in their offices. A final report of our findings will be prepared and reviewed with you for your approval.
Settlement with the Landlord
We will act as your representative in negotiating a settlement with your landlord. It is at this point in the auditing process where our experience is most valuable to you. We have negotiated millions of dollars in settlements for our clients in a non-confrontational, objective manner. Our goal is to recover monies that are rightfully due you without harming your existing relationship with the landlord.
Ongoing Service
We will continue to monitor your lease going forward to make sure that your savings are realized and that all agreed upon adjustments are made to your lease. Your annual reconciliations will be reviewed to make sure that they are in compliance with the terms of your lease.
